Presenting the Lamar, a 3-bedroom two-level home designed with families in mind. We chose this floorplan because of its versatility to meet the modern demands of family life. This home sits on the corner of Annas Garden Lane and Farmstead Avenue and to take advantage of that location, we’ve wrapped the porch around the corner of the home as well. Nothing says ‘welcome’ like an inviting front porch. Check out the comfortable seating, pillows, and throws that beckon the owners and visitors to mingle in this protected outdoor space. Across from what will become the Garden District’s park, parents can enjoy the shade while still keeping a watchful eye on their kids playing across the street.

Central Gathering Space

Enter through the front door and head right to the eating and kitchen zones of the home. No formal dining rooms here, but the kitchen does offer eat-in seating at the massive island to accommodate more casual meals or to invite guests to be part of the meal prep. An island with opposing seating (seats that are opposite each other) versus the more common linear seating means that the cook can be part of the conversation and guests and families can sit more comfortably for face-to-face interaction.

Seating for 4 at the island makes this kitchen a functional hub of the home.

Modern Living

Through the Butler’s Pantry, you have the choice to head upstairs or to relax in the living room. We’ve taken the traditional white shiplap fireplace and painted it black giving it a modern twist that even Mick Jagger would approve of. Luxury Vinyl Plank (aka LVP) flooring throughout the main level means parents don’t have to fret about little spills or worry about the dog scratching the hardwoods.

Herringbone carpet in stark contrast gives the staircase noteworthy appeal. And keeping the pile low means less wear and tear in this high traffic area.

Flexible Work Space

Upstairs we’ve built an area for quiet study or work-from-home away from the main-floor activities. You won’t find any hallways on this well-designed level.

In 2020, flex work/study spaces are critical.

Master Luxury

Retreat to the master suite and sink into a comfy chair to read or the deep soaker tub for a luxurious bath.

Tall windows let in plenty of morning light to get your day started right.
The focus of this space is the ADURA®MaxAPEX vinyl planks in this Trellis pattern. Water and scratch-resistant, these floors are not only beautiful but incredibly durable.

Kids’ Rooms

The extra bedrooms are equally-sized with bi-fold doors. If you prefer walk-in closets for each bedroom, you can choose that option.

Two can easily get ready for the day at once in the shared second bath. The toilet and shower are able to be closed off from the vanity making privacy possible for two people.

We detached the garage of this home so we could create a private backyard oasis with a screened in porch and fire pit area. Adding a fence will really make this backyard usable for this family.

Unseen Benefits

Some of the best features of this home are the SmartHome features including the Lutron lighting switches throughout the main floor and the wi-fi thermostat that can be controlled from your phone anywhere. Energy-efficiency plays a MainStage role with OwensCornings’ XPS foamular exterior R-5 insulation wrapping the entire home in a moisture, sound, and air barrier. Andersen windows in either 5- or 6-foot heights stream light into every room without compromising the comfort of the indoor air. Wifi garage doors can also be enabled from a smart phone so if you have to let someone in remotely, you can!
